      count="true" href="http://www.elitelahomes.com/2012/03/bird-streets-hollywood-hills-homes-for-sale/" size="standard"></g:plusone></div><p>The &#8220;Bird Streets&#8221; is an exclusive enclave of homes in the Hollywood Hills area of Los Angeles, located north of Sunset Blvd between Hillcrest Road in Beverly Hills and Rising Glen and Sunset Plaza in the Hollywood Hills.  The Bird Streets are residence to many celebrities, producers, directors and other high profile individuals in the entertainment industry, and   former and notable residents in the area have included Leonardo DiCaprio, Jennifer Aniston and Keanu Reeves, among others.   As you might have already guessed, the reason this area is known as the Bird Streets is because all of the streets in the area come with names like Blue Jay Way, Oriole Dr, Bluebird Ave, Flicker Place, Thrasher Ave and Skylark Lane, just to name a few.  </p>
<p>One of the reasons this area has become so desirable among celebrities is the close proximity to the Sunset Strip, as well as being a short distance to Beverly Hills, Hollywood and all of the major studios.  But in addition to the location, the area boasts some of the most breathtaking city views to be found anywhere in the Hollywood Hills.   One other feature that makes this area so attractive to the elite crowd is the stunning architecture that can be found in the area.  If you are looking for a &#8220;wow&#8221; house with floor to ceiling windows, open floor plans and modern or contemporary style homes, this is the place to find it!</p>
<p>Because it has become so exclusive to live in the Bird Streets, home prices are some of the highest that can be found anywhere in the LA area, including Beverly Hills.  On a price per square foot basis, sales of over $1,000, $1,500 and even $2,000 a square foot are a routine occurrence, even in the post-bubble market.  On an absolute basis, for the last couple of years sales have ranged from about $1,500,000 on the low end to over $10,000,000 on the high end.  One sale in 2010 on Oriole Dr went out for just under $20,000,000, which is a testament to how desirable this area really is!</p>

One of the key features of Mulholland Estates is top-notch security, which attracts many high profile celebrities and business people.</p>
<p>Home sizes in Mulholland Estates generally begin around 6,000 square feet and can be found up to about 11,000 to 12,000 square feet.  Most homes in Mulholland Estates were constructed in the 1990&#8217;s so they are relatively newer.   As for the general market in Mulholland Estates, home are currently generally selling from around $5,500,000 to $8,000,000, although there have been sales above and below these levels in the last couple of years.  Homes do also come up for lease, with monthly rental rates starting at about $25,000 per month and going all the way up to $40,000+ per month.</p>

      count="true" href="http://www.elitelahomes.com/2012/03/the-oaks-gated-community-calabasas/" size="standard"></g:plusone></div><p>The Oaks is a guard gated luxury community located in Calabasas, CA, and one of my favorite gated communities in the LA area.  In addition to top notch security, The Oaks has many great community features including miles of hiking trails, a fitness center and gym with state of the art equipment, tennis courts and an olympic sized swimming pool.</p>
<p>The Oaks was developed with most homes completing construction from about 2002 to 2007, so it is one of the newer gated communities in the Los Angeles metro area.  It is in an excellent location, with close proximity to highly rated schools, great restaurants and shopping, and offers a relaxing slower paced lifestyle than what you might find closer to the center of Los Angeles.</p>
<p>While homes in The Oaks vary in size and price, in general homes can be found in the 3,500 to 5,500 square foot range, with larger custom estate sized homes of 10,000 square feet and more in the Oaks Estates.  Home prices in the Oaks generally start in the $1,500,000 to $1,600,000 range, with estate homes selling for $5,000,000 or more.</p>

<p>And now for the photo (drum roll)&#8230;.</p>

<p>You may recognize this photo as Anna Nicole Smith from one of her GUESS ads from years ago.    This photo is actually of a photo of Anna Nicole which currently graces the side of the City National Bank building on the Sunset Strip on the Beverly Hills / West Hollywood border just west of Doheny.</p>
<p>Anyway, when I first saw her photo on the side of this building I was sort of awe stuck because 1.) I really liked Anna Nicole, and 2.) there is something very cool, and sort an artistic or creative genius about posting a 7 story photo of a deceased former GUESS model appearing in a very sexy pose on the side of a conservative institution such as a bank, on the Sunset Strip, possibly the most iconic street in the entertainment capitol of the world.  And this is a stunningly beautiful photo of her and one of my favorites.   In my opinion it&#8217;s brilliant, especially considering it went up right around the 5 year anniversary of her death (wow, has it really been 5 years already??).  I think it&#8217;s quite a tribute to a person who fascinated so many, and who&#8217;s life was cut so short and in such a tragic way.</p>
<p>On a related topic, I do see Larry Birkhead around Studio City on occasion.  I often work out of the Starbucks in Studio City, and over the summer I would see him there pretty regularly, usually off in the back working on his laptop.  I was always tempted to say hello to him just to meet him and wish him and his daughter Dannilynn well, but having been born and raised in LA I was always taught it was in bad etiquette to approach celebrities or public figures and bother them while they are going about their business.  So, obeying the LA-native protocol of not acting like an idiot or stalker, I contained myself and decided to give Larry a break and not to be a pain in the ass  <img src='http://www.elitelahomes.com/wp-includes/images/smilies/icon_smile.gif' alt=':)' class='wp-smiley' /> .</p>
<p>Anyway I pretty much could care less about 99.9% of advertising, but props to the people at GUESS for this great ad of a past ad.  I think it is VERY cool and I hope they leave it up for awhile!</p>

      count="true" href="http://www.elitelahomes.com/2011/02/the-mansion-at-9577-sunset-blvd-beverly-hills-some-history/" size="standard"></g:plusone></div><p>A few days ago a friend and I were driving down Sunset Blvd in Beverly Hills and we passed 9577 Sunset Blvd, which went on the market a few weeks ago.  I knew construction on this property was just about complete, but i&#8217;ve been so busy the last few months I hadn&#8217;t had time to slow down long enough to really take a good look at the almost completed house.  (And I guess the fact that for once I was a passenger in the car didn&#8217;t hurt either since I could actually look at the property without risking life and limb in a high speed accident, hehe).  </p>
<p>Anyway after taking a closer look, I decided this is a great home and I really like it, I don&#8217;t care what anyone says.  Sure it&#8217;s big at 36,000 square feet.  But hey &#8211; this is Beverly Hills, not Des Moines, Iowa, right? At the end of the day, if someone loves the home and can afford the $68.5 million price tag &#8211; that&#8217;s all that matters. And all the more power to them I say.</p>

<p>Needless to say, i&#8217;ve actually had a watchful eye on this property for many years, because it&#8217;s got a rather colorful history.  I know first hand &#8211; because I actually witnessed the original house burn to the ground on New Years day &#8211; January 1, 1980.</p>
<p>Back in those days, my aunt and uncle lived up the street in Coldwater Canyon, just up from the fire station.  That particular day was New Year&#8217;s Day, and the family was visiting.  After dinner everyone decided to take a walk because the weather was so nice, so we packed up the strollers and kids and walked down Beverly to Rexford, then decided to turn left on Lexington Drive. That&#8217;s when we started hearing sirens and seeing the smoke.</p>
<p>As we got closer to Alpine Drive, I couldn&#8217;t believe my eyes &#8211; the infamous house was actually burning to the ground.  Everyone in the area was very familiar with the house, as the owner had painted the statues that lined the property with actual skin tones and pubic hair. It was quite the scandal at the time! Anyway as a kid I was really into photography, so I decided to run all the way back to the house to grab a camera and take some photos. (Unfortunately they didn&#8217;t come out that great but I think I even still have them buried in a box somewhere, probably in my dad&#8217;s mini-storage).</p>
<p>As for a little bit of history about the property, back in the late 1970&#8217;s the home was purchased by Sheik Mohammad al-Fassi and his wife Dena. Mr. al-Fassi was a wealthy in-law of the Saudi Arabian Royal Family, and was known for being somewhat of a partier.  There&#8217;s an article about him in this link to <a title="Sheik Mohammad al-Fassi" href="http://www.time.com/time/magazine/article/0,9171,953552,00.html" target="_blank">Time Magazine</a> if you would like more interesting history on this man.  At the time he purchased the property, the existing home was a large mansion which had just been renovated by the previous owners.   After buying the property however, the first thing Mr. al-Fassi did was redecorate the home to his own personal taste, which included lots of green paint (the new color of the house), and his attempt to bring the nude statues that lined the property to life, by painting them in fleshtones, including pubic hair.  Needless to say, the neighbors near the property on Sunset Blvd and Alpine Drive were not impressed, it was definitely very un-Beverly Hills-like!</p>
<p><strong><em>Fact: If you&#8217;re interested in seeing what the original house looked like, it was filmed extensively in Steve Martin&#8217;s movie &#8220;The Jerk&#8221;, in which al-Fassi&#8217;s decor was actually incorporated into the movie itself. In the movie, Steve Martin and Bernadette Peters moved into the house when they struck it rich, and upon their move-in Steve Martin comments on how he &#8220;always wanted&#8230;..&#8221; with references to various eclectic items in the house.  Aside from the fact that the movie is hilarious, I highly recommend checking it out just to see the house!</em></strong></p>
<p>The night the house burned down, it was set fire during the course of a robbery by a noted Beverly Hills psychiatrist.  The one thing I remember about that night was standing in the middle of Sunset Blvd, which was closed to traffic from Foothill Rd to Rexford, was the festive, almost party-like atmosphere.  The neighbors appeared happy as the house burned, it almost reminded me of being at a bonfire at the beach, not watching a notable Beverly Hills residence go up in flames.   Oh well, it was what it was, as they say.  Although the home was destroyed, it sat undisturbed until it was finally removed in 1985, at which time it sat for almost 20 years as a vacant lot.   From there the lot was purchased and subdivided, making way for two new homes on the site &#8211; 9577 Sunset Blvd, and 901 Alpine Drive (the property that sits on the corner of Sunset/Alpine is currently under construction), and that brings us to today.</p>
<p>Anyway regardless of what sits on this lot,  it&#8217;s got an interesting history not to mention that this is a piece of prime Beverly Hills real estate on world famous Sunset Blvd.  It should be interesting to see who finally ends up buying the property.</p>
